a note to our building partners

Whether you’re new to The George or have been with us since the beginning, you are an essential part of our growing story.
As one of the first touchpoints for future homeowners, you help shape how people see our community, and we want you to feel every bit as excited about what is happening here as we are.

Launched in 2025 by Johnson Development Corporation (JDC), our 1,500-acre community honors the legacy of a remarkable Texas family whose generosity and vision helped shape Fort Bend County. We are building on that tradition with a fresh take on the hometown that inspires connection, creativity, and joy at every turn.

Here, homes are designed to spark pride, schools to ignite curiosity, and gathering places to foster lasting friendships. Parks, green spaces, and trails connect neighbors with nature. Venues for music, art, and cultural experiences keep our community vibrant.

Our amenities are just as thoughtfully planned. They include resort-style pools, a fitness center, abundant parks, and dedicated open space. With our on-site Lifestyle Director, there is always something happening, from festivals and concerts to family activities and seasonal celebrations.

We also enjoy a close connection to our charming hometown of Richmond, TX. Fort Bend County is projected to grow to 2.1 million residents over the next 30 years, and as the county seat, Richmond is perfectly positioned to embrace the economic, educational, and cultural opportunities on the horizon.

The George is proud to be part of Lamar Consolidated ISD, one of Greater Houston’s most respected school districts. With schools located in or near the community, we are committed to supporting our youngest residents in their pursuit of an exceptional education.

Looking ahead, our planned commercial district will thrive thanks to our prime location just 30 miles southwest of Downtown Houston, between I-69 and the Grand Parkway.

This guide is designed to be an integral part of your sales toolkit. Inside, you will find answers to common buyer questions, branding guidelines, community regulations, and other useful details to help you guide clients into life at The George. We’re here to support you, just as you help families build their homes and futures here at The George. Together, we’re going to create something truly special.

Heart

buyer personas

The George will attract a wide range of buyers, from families at every stage of life to young professionals and empty nesters. These buyers value safety, family-friendly environments, and easy access to everyday conveniences. They are also looking for communities that reflect their lifestyle, whether that means a lively, energetic atmosphere or a more traditional, close-
knit setting. Together, these buyer profiles offer a clear picture of the audience The George is designed to welcome.

The Millennial Couple
First-Time Buyers | Early to Mid-30s

Claire and Ethan are newly married and ready to buy their first home, eager to find a place that marks the start of their life together. They want more than square footage; they’re looking for a neighborhood that feels warm, genuine, and full of possibility. The George draws them in with its small-town charm and its setting in Fort Bend County, where a diverse and educated community is already thriving. They see tree-lined streets, pocket parks, and friendly neighbors as the ideal backdrop to start a family, and they’re happy to trade a slightly longer commute for the promise of a safe and welcoming place to put down roots.

The Young Family
Move-Up Buyers | Late 30s to Early 40s

Mei and Daniel have two energetic kids and are ready to move beyond their starter home into a place that can keep up with their growing family. They want space to spread out, but just as important, they want a community that will shape their children’s everyday world. The George’s thoughtful, community-centered planning speaks to them: trails to explore, parks to play in, and neighbors who will become friends. They value being part of Fort Bend County’s wave of young families and trust JDC’s reputation for building places designed to thrive. For them, The George isn’t just a home upgrade — it’s an investment in their children’s future.

The Grandparents
Empty Nesters | Late 50s to Early 60s

Rosa and Javier have lived in Fort Bend County for decades and are ready to trade their big family house for something simpler, closer to their children and grandchildren. They aren’t chasing a legacy or a lifestyle statement — they’re looking for peace, beauty, and balance. The George appeals to them with its quiet, understated character, where open spaces are cared for and life moves at an easier pace. They love the idea of walking trails, tree-shaded streets, and a community that values wellness and sustainability. It offers the connection they want and the calm they need, letting them stay near the people they love without giving up their own sense of space.
